Core Pricing Structure

Monthly Management Fee: 8% of Collected Rent

We only get paid when you do. We don’t charge management fees on vacant units.

Maintenance Rebate Model

Our wholly owned maintenance subsidiary, Aligned Property Maintenance, operates as the preferred service provider for our clients’ properties. Services are performed at competitive market rates, while all profits generated from the operation are returned directly to our clients—further reducing your effective management costs.

Leasing Fee: Performance-Based

Leasing fees start at one month’s rent. After a brief turnover period (two weeks), the fee automatically decreases by 2% every day your property remains vacant. If we don’t rent your unit in a timely manner, we do not charge you for it. We also provide a tenant quality guarantee. We’ll refund all leasing fees and place the next tenant free of charge in the event of eviction.

Renewal Fee: 20%

We prioritize the retention of long-term, quality tenants. Our leasing and renewal pricing is structured to align with this goal.

Additional Charges: None

We do not charge any of the following: vendor coordination fees, maintenance markups, marketing fees, admin expenses, technology fees, or any other hidden fees commonly employed by many management companies.
